Description

This auction is for the Web site http://www.blownmortgage.com.  

The site is two and a half years old and covers the mortgage and loan modification industries with commentary and analysis.

The site ranks fifth for the term "loan modification" and highly for many other loan modification terms.  You can see the traffic that is driven by the search engine positioning below.

The site is maintained by two writers who I pay $20/post and $30/post respectively.  They each post twice a week.  That makes monthly writing expenses $400.  The site is hosted at media temple for $20/month and AWeber is $20/month.

The site averages gross revenues of $2,883.38 for the past 5 months. With net profits of $2,443.38 monthly.

The majority of that income is through affiliate sales of loan modification ebooks. The remainder is through Google Adsense, Text-link-ads and direct advertising sales.

The site also comes with a database of more than 1,500 email addresses in AWeber along with a 14-email autoresponse email campaign set up to help sell the ebooks.  The rate of new subscribers to the list is staggering.  See chart below.

The site receives an average of 29,717 unique visitors according to Google Analytics each month over the last 5 months.  Search engines make up 62% of the traffic.

The top visited posts are all loan modification related.

I am looking to sell the site because I no longer care about the industry and don't have the passion to manage it appropriately.  I am positive that the output, traffic and revenue could all be dramatically increased with proper supervision and passion.

    Can you provide a breakdown of your revenue by source: what % (or amount) from affiliate sales, what % from AdSense, etc.

    Since affiliate sales are your major source of income, can you go into detail about how you are selling the ebooks? Specifically:

    - What affiliate program are you using to sell the ebooks?
    - I didn't see any links on the website to the ebook, so how is this being marketed? Is it exclusively through the email list?
    - How are you capturing these emails? I only saw a form to subscribe to the RSS via email - are you using these emails to promote the ebook?

    Thanks for any clarifications you can provide.

    Sure thing - you can see a more detailed breakdown of the revenues from the site here:

    but essentially they are:

    70% affiliate
    22% adsense
    8% direct advertising

    the ebook is primarily marketed through a series of content posts on the term "loan modification" and through the email list (see just one sample post of several here: http://blownmortgage.com/2008/02/04/loan-modifications-on-your-own/

    essentially i have written a series of high-ranking posts on loan modification which also sell the ebook. there are also some videos that i have made that have thousands of views of youtube which drive some clicks, but primarily i have posts that come up one page 1 SERPs in Google for terms like:

    loan modification
    loan modifications
    loan modification on your own
    how do i do a loan modification
    loan modification companies
    loan modification example
    financial worksheet for a loan modification

    etc.

    The emails are captured through a form on the loan modification posts that offers them a free report on "the 10 deadliest loan modification mistakes" - it's a free whitepaper that is delivered automatically through Aweber when someone signs up. You can see this form on the above referenced page. This is how I grow the email list and is included with the site.

    Like I said, it has been successful with just this limited amount of effort and poor integration, I just don't have the desire to take it to the next level (i'm actually tired of the mortgage mess and want to do other things) and it needs someone who wants to do that.
