Description
I know how annoying hyped up salesletter type of listings are so I am going to leave out all the worthless fluff and just get straight to the information about this site. There's a lot to read because I tried to cover everything...
Basic Site Information:
* Domain and site are 6 years old this year. Created October 14, 2003
* Registered through GoDaddy
* 13,940 inbound links
* 1170 pages indexed in Google
* 12,197 unique vistors per month average. 17,687 total vistors per month average.
* Income averages around $2000 per month. It was over $2500 last month.
* Home page has a PR3. It used to be PR5 with most of the inner pages anywhere from PR5 down to PR1 but everything got lowered at the beginning of last year. I assume it happened because I was selling followed links when the big G decided to start cracking down on that, and I didn't even know it was happening until it was too late. I have since changed all paid links to nofollow even though the lowering never affected the site in any way. If you really care about the PR you could probably get it back by contacting them and explaining the situation. I just never worried about it because it didn't affect my rankings, traffic, income or anything else.
* I'm sure you noticed the domain has "Iowa" in it but the site really has nothing to do with Iowa. That's just where I live and it was the first domain I ever registered so I didn't know any better. However, it does rank in the top ten for most of it's main keywords plus Iowa so it's a little extra traffic.
* 1335 email list subscribers - All double opt-in. All subscribed via form on the site. They aren't purchased or anything like that. You get them all.
Search Engine Rankings:
* This site is ranked in the top 10 of Google for several highly competitive keyword phrases and has high rankings for just about every keyword phrase imaginable related to it.

Most of those rankings were last checked a few months ago. Just like all sites rankings, they do fluctuate up and down a little, but are consistently around the spots listed above almost every time I check them.
This site has a lot of authority and tends to rank well quickly for about any related keyword you go after. It wouldn't take a whole lot of work to get even higher rankings for current keywords or start ranking for even more. Imagine being ranked in the top 5 for home based business, home business, work at home, make money online, and several more! It's not really too far from it as it stands right now.
* Check out the monthly search volumes of the keywords related to this site (according to the Google keyword tool):
1) Home Business = 1,830,000
2) Work at Home = 1,830,000
3) Home Based Business = 673,000
4) Make Money Online = 550,000
5) Internet Marketing = 1,220,000
That's a total of 6,103,000 searches per month. Yes, OVER 6 MILLION searches! And that's not including the hundreds of other keyword phrases related to this site that are searched for millions more times every month.
* Also has home page links from several high ranking sites in the wah, hbb, mmo, and hb niches... Many of them top ten.
Earnings and Traffic Information:
* Averages around $2000 per month profit. Earned around $24,000 in 2008 and about the same in 2007 and 2006. That's $72,000 in the past three years!
* Revenue is from Advertising, Affiliate sales, Adsense, and Business Opportunities. Current subscription advertisers would be cancelled and offered your subscription payment method to re-order. I cannot guarantee all of them will order again. With that said, some have been advertising here for a very long time, so I assume you will get a good portion to restart their monthly advertising subscription with you. Just note, I make no guarantees of this. Either way there are new people wanting to advertise all the time.
* Targeted organic search engine traffic (mostly Google) - Which is the highest quality traffic you can get if you didn't already know that! And most visitors are from the United States.
* Traffic and earnings are very residual. You could pretty much "set it and forget it" and they would stay close to where they are now for a long time.
* This isn't one of those sites you see listed on here all the time that was thrown up and worked on constantly for a few months just to build it's stats to make some quick cash on a sale. It has a long history of high rankings, traffic, earnings, content, and everything else.
* Honestly I have never really been too great at monetizing it correctly. I have seen similar sites with a lot less traffic and much lower rankings (less targeted visitors) pull in more money per month. I'm sure if you know (or can learn) how to more effectively monetize this site it can make you a LOT more money than it already does with the traffic and rankings it currently has.
* You would earn around $3000/month just by filling the current advertising options and there's plenty of room to add more advertising spots. Just promote the advertising options more on social sites, blogs, or wherever. And that's not including all the other monetization methods you can use.
* There's still a huge amount of extra potential to increase traffic and earnings if you spend a little more time getting inbound links, marketing, adding content, etc... This site could easily make double or triple what it does now!
* I could have done a bunch of stuff to inflate the stats for this site to make it look better in hopes of getting more out of it, but I didn't. I've never gamed the stats for this site or done anything to spike them artificially just to make it look like I get more traffic than I really do. I've also never done anything blackhat on this site. What you see is what you get.
* Hardly ever used Social Networking / Bookmarking or other Web 2.0 traffic techniques on this site. That's a huge untapped source of traffic that you can implement for this site to boost its traffic and earnings even more!
* There's obviously a lot of room for aesthetic improvements with new themes/templates/graphics and other visual updates. That could go a long way for increasing subscribers, readers, traffic, and earnings. I know the site is ugly but I never had reason to change it.
Time and Money Spent Each Month:
* Very little time spent on it each month - It's basically on autopilot for the most part. The blog is pretty much all I spend time on and even that I only update a few times per month. Otherwise a little time is spent on maintenance, putting up new advertiser links or taking them down, sometimes adding articles, and getting inbound links. A few hours per month is all. You can jump right in and be earning a good income without using up much of your time.
* Don't spend any money on the site other than monthly hosting, and domain when it needs renewed. I also use the aweber autoresponder service that I pay for yearly but isn't a direct cost of this site.
* No money is spent on marketing, advertising, promotion, etc... None! It's all done for free and most of the traffic comes from search engines due to it's high rankings.
* There are membership fees for some of the programs I promote on the site, but that doesn't have anything to do with the site itself and you don't have to keep promoting those particular programs.
How Much Is This Site Worth?
* Premium sites like this one with a strong history of traffic and earnings are worth at least 24 times their monthly earnings, according to most experts. Last month it earned around $2500, so take that times 24 and it's worth $60,000 USD! Even if you take the lower end of $2000 monthly average and multiply it by 24, it comes out to $48,000 USD! Income Value = $48,000 to $60,000
* This site is averaging over 12,000 unique visitors per month (over 144,000 per year). Let's say you start a new site and generate that traffic through Google Adwords and, for arguments sake, you paid just $0.10 per click (I'm being very conservative), that's $14,400 worth of traffic! Traffic Value = $14,400
* Also, experts say the general rule of thumb is that each email subscriber is worth $1 per month. Based on that theory the value of the 1335 subscriber list you get with this site is $16,020 per year. I very rarely send anything to them other than free information so I can't say what they are definitely worth. Subscriber Value = $16,020
* This site has somewhere around 1500 pages. I haven't kept track of the exact number but there are over 400 blog posts, around 900 articles, and probably about 200 other pages of content. If you paid just $5 per page (which is a dirt cheap estimate) it would cost $7,500 to create a similar site. Content Value = $7,500
* So, let's do a little math from the numbers presented above:
Income Value = $48,000 to $60,000
Traffic Value = $14,400
Subscriber Value = $16,020
Content Value = $7,500

* And unlike many websites and blogs you see for sale, the success of this site is not attached to me personally. That means that it will not lose its traffic or earnings (or anything else) because it has a new owner, unless you simply let it die. You see so many sites/blogs being sold that are highly dependent on the personality, writing style, skills, experience, or knowledge of the original owner and they lose most of their popularity after the sale. That is not the case with this site!
* You see sites and blogs being sold on here all the time for as much, or more, than I am asking and they don't have nearly the credentials. Look at the other premium sites listed right now and you will probably find some.
* Also, according to the http://ebizvaluations.com website valuator that I found in "the ultimate website valuation guide" here on Sitepoint, the estimated price of this site is $38,090
Payment and Other Information:
* Because this is a large transaction, I am only accepting Escrow.com for the payment. This will help protect both the buyer and me. I will pay the Escrow fees. 1. Buyers tend to prefer a wide mix of traffic. If you have too much from one source - like Google - that's a big risk. What percentage of your traffic comes from Google?
2. Your traffic stats seem unusual. Some days visitors view an average of 2 pages and some days 10 pages. That doesn't normally happen. What do you think is the reason?
3. Could you please break down, month by month, what your earnings are from each source. It's difficult to work out from the charts presented. -

Yes I read the article but I personally still don't see why you can't use them all as a total gauge of site value because if you think about it they are true. I wasn't trying to boost the value in my own mind; I simply used a method I found for valuating sites on another blog. I understand if you don't agree with me and have your own way of valuing sites. But I think most people will agree that the multiples of monthly income method is a good indicator. So, only taking that into account this site would still be worth a minimum of $48,000 which is a lot higher than my minimum bid and right at the BIN.
And if you want to use the article here on Sitepoint about valuating sites then you will see that the resource created by the guy who wrote that article says this site is worth over $38,000. Again that's much higher than my minimum bid and my reserve.

I don't know the % that comes directly from Google. I'm guessing it's the majority but I really don't know for sure. I don't see it being high as a risk though. It is traffic that comes in day after day without any extra work and it's highly targeted. It's the best kind of traffic you can get. Plus, this site has been ranking highly for years, so I don't see why it wouldn't continue to. Especially if the new owner continued to get quality backlinks and add content.
It also has almost 14,000 backlinks and many of them are on the home page of high ranking, high traffic, authority sites/blogs in related niches, so one can only assume traffic comes from them. Plus, I have done a lot of article marketing and several guest blog posts, so traffic would come from that. Not to mention forums, directories, comments, bookmarks, etc... There are plenty of traffic sources. It's not all from one place.
My awstats do say that 82.2% of the Search Engine traffic is from Google and 10.1% from Windows Live, if that's what you wanted to know.

I'm not sure why the page views fluctuate. I didn't even notice they did but looking now I can see they are pretty consistent except for a few days here and there. It could be that on the days I update my blog people read the post and other posts/pages. Or when I send out my newsletter they come and read some pages. It could also be that somebody stumbled me or added me to some other social site on those days and the visitors looked around. Or someone from another site linked to me and people came to check out my site. There could be a lot of reasons for it.

In a typical month I will get anywhere from $1000 - $1500 from selling advertising on the site. Another $350 - $425 or so from Adsense. And $250 - $500 or so from other affiliate sales. Sometimes I will make more from a certain method and sometimes less, but that's about average. Several of the advertisers have been advertising in their spot for a year or two so they are really consistent, but there are other new people buying ads every month so it fluctuates depending on how many and what spots they purchase.

@davidkessel - I only link to opportunities that are popular and high up in clickbank marketplace, or that were recommended to me by people I know and trust, or that were created by people I know and trust. Plus, after 6 years of doing this I can usually spot a true scam from a mile away.
Besides there's not an opportunity out there that doesn't have someone calling it a scam. Just because someone says it's scam doesn't mean it really is. Most people buy a program or join an opportunity then do absolutely nothing, or only stick with it for a month or two, and when they don't get rich from it they call it a scam. There are plenty of real scams out there but they rarely last very long before being shut down.
All you really have to do is find a few good programs and promote them. You don't have to promote everything that I do.
