I had no idea what I was doing, but I still managed to make \u00a32.66 from Google AdSense.<\/p>\n\n\n\n<p>I had no tech or SEO background and was working abroad in Australia. After leaving, I travelled through Southeast Asia (again), and needed a way to make money online.<\/p>\n\n\n\n<p>I remembered the blog I built and decided to stick with the blogging model. However, I shifted away from showing ads and focused more on affiliate marketing. Since 2017, I\u2019ve been doing SEO and affiliate marketing full-time for the past seven years.<\/p>\n\n\n\n<p>From those humble beginnings, I&#8217;ve built a successful affiliate marketing portfolio through SEO, getting lots of traffic from Google and organic socials. I <strong>hate paying for ads<\/strong>. I\u2019ve made over $1 million in cash flow profit since starting, not counting the value of my current portfolio of affiliate sites.<\/p>\n\n\n\n<p>Now, I\u2019m growing my Conversion Collective community with Jamie IF from Increasing.com, building efficient SOPs, and automated workflows to maximise future freedom.<\/p>\n\n\n\n<p>I\u2019ve also managed to get some <strong>great domains<\/strong>, including <a href=\"https:\/\/oliver.com\/\" target=\"_blank\" rel=\"noopener\"><strong>Oliver.com<\/strong><\/a>.<\/p>\n\n\n[et_pb_section global_module=&#8221;44763&#8243;][\/et_pb_section]\n\n\n<h2 class=\"wp-block-heading\">Buying the Website<\/h2>\n\n\n\n<p>Funny enough, the site I just sold was one I bought on Flippa just over a year ago.<\/p>\n\n\n\n<p>It was a great buy then and hard for me to <a href=\"#\">sell now<\/a>, but I made my great money during the year I had it.&nbsp;<\/p>\n\n\n\n<p>It was more of a side project for me.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Here\u2019s the buying story:<\/h3>\n\n\n\n<p>I purchased the website on Flippa on <strong>February 28, 2023,<\/strong> for $69,868 USD.<\/p>\n\n\n\n<p>I can\u2019t see the old listing, so this is a bit of a guess. I believe it was earning around $2,200 a month. From what I remember, I got it around 30-34X, which was a decent deal at the time.<\/p>\n\n\n\n<p>The site was <strong>8 years old<\/strong> with a decent earnings history.&nbsp;<\/p>\n\n\n\n<p>The drawback was it relied heavily on 1-3 pages, which isn\u2019t the best.&nbsp;<\/p>\n\n\n\n<p>I did a content audit, the same one I made for <a href=\"https:\/\/oliverseo.gumroad.com\/l\/seo-content-audit\" target=\"_blank\" rel=\"noopener\"><strong>FREE on Gumroad<\/strong><\/a>, and the website passed all the tests and I found it to have potential.<\/p>\n\n\n\n<figure class=\"wp-block-image\"><img decoding=\"async\" src=\"https:\/\/lh7-us.googleusercontent.com\/docsz\/AD_4nXcc37PF5Sd61wB88_vj1ax48EXecGYU4ArUeahEm8vWhbclKU003-Q9tLLKOJSlU0SOtDN6ZuDf8aWcM7TcRfzfZwikOBbmILTvDpQvjbwsoCUDS5DhYgZ9a36quSg57H2wPYCN5UiJGltHdpGNjW6cjWs?key=r6sTcAZct2KjCOIrLx3g5Q\" alt=\"\"\/><\/figure>\n\n\n\n<p>Most of the pages hadn&#8217;t been touched in <strong>months or even years<\/strong>. So, updating content was a quick win.<\/p>\n\n\n\n<p>I found that the top page had some paid backlinks, but they were manageable. <strong>This is key to check.<\/strong> If my audit can see paid backlinks, so can Google. You can get away with some, but you should always check the risks for yourself.<\/p>\n\n\n\n<p>Also, it was on Mediavine, which was also being transferred, so it was a bonus that I could add additional websites.&nbsp;<\/p>\n\n\n\n<p>Plus, I liked the theme and wanted to clone it for my other projects.<\/p>\n\n\n\n<p>The site had social media presence and a decent bit of traffic from Pinterest (which I didn&#8217;t touch).<\/p>\n\n\n\n<p>The buying process went smoothly and quickly.&nbsp;<\/p>\n\n\n\n<p>I always recommend when purchasing a website, to do plenty of research, and on Flippa, filter out the noise by setting the traffic to over 1K.<\/p>\n\n\n\n<p><img decoding=\"async\" src=\"https:\/\/lh7-us.googleusercontent.com\/docsz\/AD_4nXfZxq7_qfsxS5oTk-zEL2mJ6lJ9oOZphqQKG_BrH5tLVyK0lCD_DnUlheJoVL_x_OwVaibQ3gBuqjWB4OeYkioHUD88_F9jF9NfUoz6YCOGBviAOqaHC_HlweMCGIvapCS06KOm2AFjvv0hV0r-btFSKThh?key=r6sTcAZct2KjCOIrLx3g5Q\" width=\"246\" height=\"287\"><img decoding=\"async\" src=\"https:\/\/lh7-us.googleusercontent.com\/docsz\/AD_4nXfma6zIUZ2CObBykkL0TE1zKSqbuJNb7Atf1WXPnm7FJ-njsKHVqs6-huNrjzNQ5A_cru7fvU2oJY0aJE7KrgpcDLW2ulSZ-XxyWo26xFpWEuc_jZJFsmz9fabiX9eCnoyjY2mVIQ5yjPfkCKx_mMndoqJ2?key=r6sTcAZct2KjCOIrLx3g5Q\" width=\"277\" height=\"143\"><\/p>\n\n\n\n<h2 class=\"wp-block-heading\">From $2K to $3.5K Monthly Profit: My Side Project Improvements<\/h2>\n\n\n\n<p>From the time I had it, I managed to take it from around <strong>$2K to around $3.5K<\/strong> in monthly profit. Not bad for a side project that I mostly left on the backburner.<\/p>\n\n\n\n<p>Here\u2019s what I did:<\/p>\n\n\n\n<ol>\n<li><strong>Competitor Research<\/strong>: Reverse engineering is key to success. This doesn\u2019t mean looking at just one website. Gather all the websites in the niche, combine the keywords, remove duplicates, and go through the list. Look for new pages or ideas you haven&#8217;t implemented yet.<\/li>\n\n\n\n<li><strong>Content Addition<\/strong>: After manually checking, I added new pages and tried a few affiliate pages for new products. A new affiliate program didn\u2019t work\u2014it was too off-topic, which was a shame, as it had great commissions. However, the other new pages did well. They were mainly supporting pages for the topical map and some affiliates. I used a writing agency at the time, and the content was SurferSEO optimized.<\/li>\n\n\n\n<li><strong>High-Commission Product<\/strong>: A few months in, I found a new product and added it to the top round-up review page. It had a much higher commission and sale price. <strong>1 sale of this product equaled 100 of the top product<\/strong> (roughly). BIG NUMBERS. But a higher price point means fewer sales, so I placed it 2nd instead. It added a nice bonus when sold, and having it 2nd kept the consistency of my main affiliate. In fact, because the 2nd product was so high, it made the top pick look like much better value, increasing sales. (<strong>One of the biggest affiliate tips<\/strong>)<\/li>\n\n\n\n<li><strong>Updating Content<\/strong>: As mentioned, a lot of the content hadn\u2019t been touched in a while. I believe this was when Query Hunter was released, so I smashed it for that. I <strong>highly recommend using it<\/strong>\u2014it\u2019s such a time saver and by far my favorite SEO tool last year.<\/li>\n<\/ol>\n\n\n\n<p>That\u2019s about it. I front-loaded the work\u2014content updating, etc., in the first few months.&nbsp;<\/p>\n\n\n\n<p>Then I left it.&nbsp;<\/p>\n\n\n\n<p>In the last 9 months before selling, I maybe spent <strong>an hour a month<\/strong>, and that&#8217;s being generous. I would usually just send 1 invoice, that\u2019s it. So, it was a decent project. It\u2019s always good to look for sites with <strong>low friction and not too many moving pieces<\/strong>.<\/p>\n\n\n\n<div style=\"height:50px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h2 class=\"wp-block-heading\">Why Did I Decide to Sell?<\/h2>\n\n\n\n<p>Even though managing the website required <strong>minimal work<\/strong>, I have a portfolio of 20+ websites. I\u2019ve always built and purchased websites, and since 2021, I\u2019ve acquired six content websites on <strong>Flippa<\/strong>.<\/p>\n\n\n\n<p>However, I\u2019m now <strong>diversifying<\/strong> into real estate in Bali. I\u2019m currently acquiring land and building luxury villas, so I need to sell off some of the <strong>cash flow-generating websites<\/strong>, like the one mentioned today.&nbsp;<\/p>\n\n\n\n<p>Honestly, I would have kept it otherwise.<\/p>\n\n\n\n<p>Typically, content sites earn an <strong>ROI in under three years<\/strong> and don\u2019t require a lot of work to manage. But I\u2019m hooked on this Bali villa project, and I have too many sites, so selling one was the perfect idea for <strong>risk management<\/strong>.<\/p>\n\n\n\n<div style=\"height:50px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h2 class=\"wp-block-heading\">Why Flippa?<\/h2>\n\n\n\n<p>I can\u2019t remember when I first heard about <strong>Flippa<\/strong>; I believe it was near the start of my journey through a Google search for marketplaces.&nbsp;<\/p>\n\n\n\n<p>It\u2019s always a great idea to prove a concept works before trying it, and you see all the websites of differing business models being sold.&nbsp;<\/p>\n\n\n\n<p>The fact that they make money and are also able to be sold is proof it\u2019s worth doing.<\/p>\n\n\n\n<p>Initially, I listed the website on Empire Flippers because I thought the buyer pool for $80k+ websites was larger on that platform. However, after nearly three months with not too many buyers, I decided to give <strong>Flippa<\/strong> a try.&nbsp;<\/p>\n\n\n\n<p>Although I\u2019ve bought multiple sites, I had never sold on Flippa before this deal.&nbsp;<\/p>\n\n\n\n<p>And they sold it in <strong>7 days<\/strong>, which impressed me.<\/p>\n\n\n[et_pb_section global_module=&#8221;44763&#8243;][\/et_pb_section]\n\n\n<h2 class=\"wp-block-heading\">How Did You Determine the Value of Your Business?<\/h2>\n\n\n\n<p>Content websites are fairly easy to value.&nbsp;<\/p>\n\n\n\n<figure class=\"wp-block-image\"><img decoding=\"async\" src=\"https:\/\/lh7-us.googleusercontent.com\/docsz\/AD_4nXdxethmc-Iz4viaHBwuIvnQBzXkbNQ5HQ5DUdz9msJiKDgkzN-ToWwO2bL61o9B3IQyiz_3-9QNzZiKx9kyqyK3-bBMLbtNtGmIT_HSfEse0XQ4xqbkdzBkIhhUdXz6fIH6UU6eds9X6TNBzguxeeXCtlP6?key=r6sTcAZct2KjCOIrLx3g5Q\" alt=\"\"\/><\/figure>\n\n\n\n<p>The multiple used to be around 30-40x their monthly earnings over the last 6-12 months. Since the recent <strong>Google updates (HCU)<\/strong>, I would say they are around 20-30x. I sold at <strong>23x<\/strong>, which isn\u2019t what it used to be, but both the buyer and I are happy with the deal.<\/p>\n\n\n\n<p>There are many factors to consider beyond the rough estimate I gave above, such as <strong>multiple traffic sources<\/strong>, <strong>multiple revenue streams<\/strong>, the <strong>age of the website<\/strong>, and <strong>increasing or declining traffic<\/strong>. The better these factors are, the more money and likelihood of a sale.<\/p>\n\n\n\n<div style=\"height:50px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h2 class=\"wp-block-heading\">How Was Closing the Deal and Transferring the Asset?<\/h2>\n\n\n\n<p>Not much to talk about here.&nbsp;<\/p>\n\n\n\n<p>I had a few people initially reach out, one of them being the buyer.&nbsp;<\/p>\n\n\n\n<p>We spoke over the chat feature and had a <strong>Zoom meeting<\/strong>.&nbsp;<\/p>\n\n\n\n<p>A couple of days after the call, we closed the deal.<\/p>\n\n\n\n<p>It makes life a lot easier if you have the asset separated from everything else, especially its own email and affiliate programs. The only challenge was waiting for <strong>Google<\/strong> to change over the phone numbers on the <strong>G Suite account<\/strong>.&nbsp;<\/p>\n\n\n\n<p>This was no one&#8217;s fault; we just had to wait for the process to happen.<\/p>\n\n\n\n<p>I used <strong>Flippa Pay<\/strong> for the first time, and it was a much better process than <strong>Escrow<\/strong>. I\u2019ve had terrible experiences with <strong>Escrow.com<\/strong>, and many others I know say the same thing. They were mainly supporting pages for the topical map and some affiliates. I used a writing agency at the time, and the content was SurferSEO optimized.<\/li>\n<!-- \/wp:list-item -->\n\n<!-- wp:list-item -->\n<li><strong>High-Commission Product<\/strong>: A few months in, I found a new product and added it to the top round-up review page. But a higher price point means fewer sales, so I placed it 2nd instead. It added a nice bonus when sold, and having it 2nd kept the consistency of my main affiliate. In fact, because the 2nd product was so high, it made the top pick look like much better value, increasing sales. I front-loaded the work\u2014content updating, etc., in the first few months.&nbsp;<\/p>\n<!-- \/wp:paragraph -->\n\n<!-- wp:paragraph -->\n<p>Then I left it.&nbsp;<\/p>\n<!-- \/wp:paragraph -->\n\n<!-- wp:paragraph -->\n<p>In the last 9 months before selling, I maybe spent <strong>an hour a month<\/strong>, and that's being generous. I would usually just send 1 invoice, that\u2019s it. So, it was a decent project. I sold at <strong>23x<\/strong>, which isn\u2019t what it used to be, but both the buyer and I are happy with the deal.<\/p>\n<!-- \/wp:paragraph -->\n\n<!-- wp:paragraph -->\n<p>There are many factors to consider beyond the rough estimate I gave above, such as <strong>multiple traffic sources<\/strong>, <strong>multiple revenue streams<\/strong>, the <strong>age of the website<\/strong>, and <strong>increasing or declining traffic<\/strong>. The only challenge was waiting for <strong>Google<\/strong> to change over the phone numbers on the <strong>G Suite account<\/strong>.&nbsp;<\/p>\n<!-- \/wp:paragraph -->\n\n<!-- wp:paragraph -->\n<p>This was no one's fault; we just had to wait for the process to happen.<\/p>\n<!-- \/wp:paragraph -->\n\n<!-- wp:paragraph -->\n<p>I used <strong>Flippa Pay<\/strong> for the first time, and it was a much better process than <strong>Escrow<\/strong>. I\u2019ve had terrible experiences with <strong>Escrow.com<\/strong>, and many others I know say the same thing.
