We record gameplay of mobile games such as Candy Crush. We then make a video of the gameplay and upload this to YouTube and our own website.
The second part of the business is to write tips / a walkthrough for every video we create.

The site is hosted with HostDime and unfortunately this has to change after purchase. Though there is no rush and I'll help where possible.
Why are you selling the business?
I've been making and selling websites for nearly 10 years and it's getting a bit tiring.
So I want to sell the website and invest some of that money in a physical business rather than a online one.

Yes it can be accurately tracked back to the website. I can walk the new owner through this process.
Is the website’s revenue kept separate from other business and personal accounts?
No, but mostly separate.
If necessary, do you have tax returns available to support your revenue claims?
Unfortunately it isn't. I do not have tax returns available since this is a personal "hobby" rather than a business.

Currently there are two main expenses for the website.
1. Hosting ($115 per month)
2. JW Player License ($175 per month, required to show advertising alongside our videos on our own website). New owner could change the software and reduce the monthly cost, but be aware that changing 1000's is video is a very time consuming task.

The only SEO I have done for this site is install a SEO plugin (Yoast SEO) and create a few social media accounts which automatically share our latest posts.

No, I have never purchased traffic.

No, to my knowledge my site has never received any search engine penalties.

No, I have not.

How is the content of your website produced? Provide a step-by-step breakdown.
First you create a Facebook account on your PC (this only works on a desktop). This will be the account you will be playing games with.
Next you pick a game and start playing it. Every time you start a new level you record your gameplay using screen capture software. In my case that would be Camtasia.
When you beat a level you save your recording and do the necessary editing. In my case this would be blurring out the name of the player towards the end of the video and cut any bits in which there is no action.
After you're done editing the video you render it twice. First you render a version which you will be uploading to YouTube. Then you render a version which is smaller in size than the YouTube one and upload it to your host. (You don't have to make a smaller video if bandwidth and harddisk size isn't an issue with your host. In this case you can use the same video for YouTube and the site)
With the videos done it's time for the writing part. You can either write detailed tips for each level you beat. Or you can use general tips which are specific to a game rather than a single level. In the post you write you include the smaller sized video you uploaded to your sever.

Does the owner need specific skillsets in order to successfully operate the site?
Some. If the owner decides to run the business on his / her own he / she needs to know his / her way around WordPress a bit. He / She also needs to know his / her way around screen capture software a little.
Do you and/or any employees or freelancers provide customer support?
Not really customer support, but it's answering questions that are asked in the comment section. There are only a couple comments left per day and if needed these can be ignored and answered within a minute or two.

All three sites do pretty much the same as we do on our site.
What makes your website better than its competition?
Although our off-site SEO isn't great, our on-site SEO is excellent. We've been at it since 2014 which means our site has aged a little. Combined with the great on-page SEO it results in new posts ranking at or near the top of Google's search results and staying there for a long time.
When the new owner decides to add newly released games to the website (which he / she should do to increase pageviews and revenue), he / she can expect to rank at the top of the search results.

Are all ad networks transferable to the new owner?
No. Both the AdSense and MGID account aren't transferable since they're being used for other smaller sites.
However, I can share the exact settings I'm using with the new owner.
Does your website utilize direct advertising?
Are you willing to sign a 3-year non-compete contract in the industry that the website operates in?
This should be answered as partially no. I won't be competing against the new owner when it comes to games that are already on the website.
The same cannot be said to games aren't on the website. So I won't be a direct competitor.
Will you provide 1-3 months of post-sale support & training, in order to ensure that the buyer is able to fully take over the business and its operations?
What are the primary growth opportunities for the business going forward?
I've singled out 6 opportunities I think the new owner can benefit from to grow the amount of visitors to the website and to increase the revenue.
