But now traffic has declined, or the analytics code is playing up?? i'm not sure, and i dont care. I dont have much time for this website anymore..

I havent even been bothered or had time to get a developer to change all the stuff to me.

A real estate agency knows the value of a good domain like this, making several leads a day all over USA, but you can edit and hone on in on one area if you wish - The site is as old as the internet, so you have a lot of weight with google.

It has had offers of over $200k in recent history.

This domain has been registered since October 1996 (almost 19 years). My company purchased this domain in 2008 from a realtor and I acquired it from my company as the sole owner in June 2014.

Since 2009, the site generated over 39,000 real estate leads from both organic and paid traffic.

For over a year, this site ranked in top 5 in Google for the keyword "homes for sale" and that is still one of the primary keywords for organic traffic. See screenshot below for the top Organic Search Queries. I stopped my SEO efforts several years ago and it has since fallen from the ranks. None of my stats include any paid advertising. 100% of the traffic for the past 2 years has been FREE organic traffic.

The website was custom built in PHP Smarty and has millions of US real estate listings that are imported via API from an outside source so they are updated automatically as the pages are loaded. The housing database is NOT stored on my server. The listing images and data are incorporated into the webpages and not displayed via iframe (we made it as SEO friendly as possible). Some listings are by Agent/Broker but many are For Sale by Owner. Here's an example of a real estate listing: www.HomesForSale.net/listing/3760065900

The "Request Info" tab on the listing pages will send you the user's contact info along with details about the home they are inquiring about. I'm currently receiving about 5 of these leads per day and you could actually sell these leads to local realtors. An auto-responder sends these leads information directing them back to the listing and instructs them to look up the home in the MLS for more info (that's where a link takes them to either Zip Realty or Realtor.com where you make $7 - $8 per lead.

By default, the homepage and search pages default to display listings in the city of the user's IP address. In addition to the millions of real estate listings, the website has 50 US state pages, 3000 county pages and approximately 140,000 city pages (7 pages for each city in the USA), each page is targeted toward a specific keyword phrase combined with that city's name. Here's an example of the 7 different search pages for the city of Miami Beach, FL:

There is no work involved in operating this website as it is now. If you'd like to make changes to the site, I have a really good Indian programmer that works fast and cheap and is already familiar with the site. For a few hundred dollars, you can add the ability to list a home directly on the site and charge home-sellers for sponsored listings. These people make great mortgage leads too.

The keyword phrase "homes for sale" averages 2.74 Million inquiries per month from Google alone and the keyword phrase "home for sale" averages 165,000 inquiries per month.

I am not making any great claims of current traffic or income so I know there is little value there. Most of the value is in the domain name itself, it's age, and it's potential. It never would have ranked top 3 in google for the keyword phrase "Homes For Sale" without the exact match domain name to back it. With the proper SEO, it can happen again and this website could make somebody a very nice residual income. I wanted to do it myself but I have a very demanding 2-year old boy and other business ventures consuming my time so I I'll never get around to it.

I had a lead come in this morning for a $1.45 Million home. I emailed 4 local realtors and just sold the lead for $15. I'm sure I could have gotten a lot more, as it's a potential $43,500 commission for the Realtor, but I had never tried this before. Here's the listing info:

The realtor who just purchased this lead said he wants to buy all my leads for his area. My point is that the traffic my site gets for FREE is very high value traffic, especially if you're a Realtor! 4100 unique visitors in the past 30 days, all looking to buy a home!

1. The listings are imported from the largest real estate classified network on the internet plus another one too. The sources will be disclosed to the buyer. 
2. The listings API is free. 
3. You do NOT need to be a realtor because the listings are NOT from the MLS. 
4. Not sure what you mean by Templatize the URL. Anything is possible with a programmer. 

In response to the previous question about "templatizing" the URL, I think I know what you mean now. The search pages (about 140,000 of them) and listing pages (millions of them) generate meta tags from a template. You choose the keywords (ie. homes for sale, real estate for sale, condos for sale, etc) and it automatically inserts "in City Name, State". It does this automatically for the Meta Title, Meta Description, and Meta Keywords. All meta tags are already SEO optimized for long tail keywords and you can create as many categories as you want.

FYI... The SAME API feed importing real estate listings also provides rental listings, office space, vacation rentals, automobile listings, boats, RVs, jobs, pets, wanted listings, services, personals, etc. So, as far as the website goes, it could be anything you wanted it to be. Just put it on a different domain. Want to be the next Craigslist? This website will do it for you and it will be on complete autopilot! Oh, and it covers 7 COUNTRIES! USA, Canada, Australia, India, Ireland, New Zealand, and UK. Sorry, I forgot about all these details as I was only focused on real estate. We used this same site structure for a Business directory in Brazil and within a few months, we were getting 500,000 - 700,000 unique visitors/month from FREE organic traffic and up to $17,000 per month in Adsense revenue. That was 4 years ago and today it is still averaging about 250,000 unique visitors per month. Foreign markets are easy to dominate due to a lack of competition and this website gives you the perfect tool to do it.

Heads up. According to Open Site Explorer you've killed the SEO on this site. There were dozens and dozens of links to www.homesforsale.net but not http://homesforsale.net . You are not currently redirecting the www.homesforsale.net site to the http://homesforsale.net site.

Fixing that would unlock more SEO potential. Hope that helps!

Why won't he transfer ownership/why is it so hard? Kind of a red flag, not directly controlling (or at least having access to) the advertising stream.

I am open to learning what type of business formula was used to show that a 3 word dot net without any proof of income is worth 25k.
