Description

I originally created this website because there were absolutely no other educational websites dedicated to the Property Preservation and Foreclosure Cleaning niche. My goal was to create this industry's #1 informational website.

Brief Overview of Website

This website consists of a blog with my own unique articles, a feed page that automatically brings in posts from the most active Property Preservation forums and blogs, a couple pages specifically about Property Preservation software and Property Preservation insurance which are highly specialized and unique to this industry and therefore could be turned into additional sources of income and finally, several other highly informational pages with specialized information that is quite valuable to people looking to learn about this industry. We also send out a monthly newsletter to our list of 1,000 subscribers.

Monetization Strategy

My monetization strategy currently includes Google Adsense, a couple affiliate products, renting out banner ad space and a product I personally created called "The Ultimate Property Preservation Estimating System". I have been very selective about what I offer for sale on this website because I currently have 1st page rankings for most of this niche's important keywords and I plan to keep it that way. Keep reading for details about each monetization method.

 

GOOGLE ADSENSE

The income from Adsense has been progressively growing ever since I started taking it seriously earlier this year. I first implemented Adsense onto the website in November 2011 and after what seemed to be a slow start, we are currently earning around $$8.00-10.00 per day as of the last 2-3 months. You can see what I'm talking about by reviewing the attached Google Adsense stats for the last 4 months.

 

PRODUCT SALES

Just last month in October, I released the first product which is named, The Ultimate Property Preservation Estimating System. So far we have sold around 47 of these. It is currently priced at $67 and is a collection of my company's estimating templates along with some other related files. We have only had 1 refund request. The rights to this product will be included with the sale of this website. I also have a ton of notes and blueprints for another product that I will also include. This "other" product has a price point of $127.00 and is approximately 90% finished. 

 

NEWSLETTER SUBSCRIBERS

I currently have a list of just under 1,000 monthly newsletter subscribers that were collected using a "double-opt-in" system. I have just begun to scratch the surface with this list and as you can see by looking at the Paypal attachments, it worked rather well. Of course this list is also included with the sale of this website. I will also include 2 additional monthly issues to give the winning bidder a couple months worth of newsletter content. Additionally, I have a whole boatload of thoroughly researched articles and outlines of articles that I will include in the sale, as well.

 

AFFILIATE PRODUCT SALES

During the entire time I have owned this blog, I have only implemented 2 or 3 different affiliate products. And these products are buried inside a couple blog posts. There is definitely potential to increase this type of income for someone who knows how to do it with a little finesse. I have not included any income from the few affiliate product sales in the monetization stats because I have only brought in a total of $150.00 in the past 90 days and I have not yet received the check from Clickbank. 

 

BANNER AD SPACE

I have not put much time into renting the banner ad space out. There is excellent potential for $100-$200 in additional monthly income with 3 of the pages, in particular, as they directly pertain to insurance, software & national service providers. A review of the website stats show that around 100-250 visitors exit our site every month by clicking on one of the links to the service providers within these 3 categories. So I created 3 different "extremely detailed" email message templates offering our banner ad space but have not yet sent any out (1 to send to insurance providers, 1 to send to software providers and 1 to send to the national servicing companies). I also have a database of over 30 service providers who benefit the most from the visitors I send to them and this will be provided to the winning bidder.

 

JOINT VENTURES

Also, there is the potential to joint venture with a few of the active product sellers within this niche who each have a large list of subscribers to their newsletters. I will provide the contact info for the 3 product sellers to the winning bidder.

And of course, there is potential income in the newsletter subscriber list.

 

Why Am I Selling This Website

My wife and I are building a house and we underestimated. We need cash now in order to finish and be in there by Christmas.

The number of visitors has been steadily increasing since October 2011, which is when I really started adding content. Our visitors stay an average of 4+ minutes and almost 40% of our visitors are returning!

    Just a quick FYI: If you are wondering why there are 3 different prices for the product sales on the Paypal proof of sales attachment, please note that I originally offered the product at a 25% off "Pre-Launch" Price before switching to the $67 pricing. And then we offered a 1 day sale of 50% off for our "Cyber Monday"Sale which was sent to all subscribers who had not yet purchased the product. The best part about this product is that approx 5% of my entire subscriber list has purchased the product.

    Just a little update: Google Adsense earnings for the entire month of November 2012 ended up at $278.48. Adsense earnings would probably be much higher if I wrote more than 5 new posts a year.
    Savvy website buyers should be able to see that I have not been monetizing this site to its potential. I tried to price this site so that the buyer's investment would be returned to him or her within 6-9 months, based on the average current income.

    FOR THOSE OF YOU WHO ARE NOT FAMILIAR WITH THE PROPERTY PRESERVATION INDUSTRY: I wanted to give you a little background on this niche. Property Preservation is the name of the industry that maintains foreclosure houses for banks while they are going through the foreclosure process. This website was created as an informational resource for the contractors who actually do the work at these houses. The work includes cutting the grass, removing debris, providing eviction services and pretty much any type of residential construction repairs you can think of. The only difference between this niche and regular residential construction is that the work is completed on foreclosure houses owned by banks.
    If you spent 1-2 hours reading the articles on this website you will know more than 90% of the people who work within this industry. I decided that I would offer 3 months worth of support to the winning bidder, by way of email. I will answer all questions within 24 hours.

    @muse88: If you review the attached Google Analytics reports, you will see what kind and where the traffic comes from.
    Also, the Google Adsense click thru rate is around two and a half percent and each click brings this site an average of $1.10.

    Well, there’s only 24 hours remaining until this auction ends. I have something I need to tell everybody. I really DO NOT want to sell this website. This site currently pays 1/2 of my family’s monthly bills. And I haven’t told anyone this but I’ve barely spent 10 hours working on this website in the entire past year. Seriously. PropertyPreservationAcademy.com controls the first page Google results for just about all of the related keywords. And on some searches, it shows up 2 and 3 times on the first page of results! Not to mention, this is a completely “unsaturated” niche market related to foreclosure houses and it is thriving right now and will be for the unforeseen future.
    But like I was telling one of the bidders last night, I need around $5K within the next few days so that I can finish the renovations at my new house so that my family and I will be able to move in before Christmas. I have already spent $80,000 up to this point so there is no turning back now for me. So unfortunately I had to liquidate a couple of my assets and this was one of them.
    But as much as I need the money, I will NOT sell this website to a scumbag spammer. For whatever reason, 25 of you have ended up here and were smart enough to add this site to your watch list. We all know that many of the auctions here on are just plain rubbish. There is so much garbage added every day that genuine money-making websites like this one seem to get lost in the mix. So you should consider yourself very fortunate.
    Last but not least: In a few months from now I will be in a much better financial situation. At that time, I would be willing to buy this website back if the person who buys it decides it is not for them. This is not some BS money back guarantee -- This is me keeping it real...

    I have just replied to one of the current bidders and I thought some of the information should be posted here, as well.
    REGARDING THE CMS USED TO CREATE THIS WEBSITE
    I have created this website using an online cms called iBuilt.net. The reason I used this company is because their system was very user friendly and at the time I really didn’t like Wordpress (I still don’t particularly like Wordpress). I have since learned that iBuilt.net is a reseller for a company named EZOT. Interestingly, all resellers for this company offer their system for the same price. I must admit that iBuilt’s website looks pretty outdated. But I have tried about 10 of the different online CMS services to create websites (such as Weebly, Webs, Wix, Citymax and several others) and iBuilt.net was BY FAR the easiest one out of the bunch. Below is a direct link to their User Manual so you can check out all the features. Please note that I do not currently subscribe to their “e-commerce” functions. I signed up for the $19.95 per month plan and added unlimited forum and chat for an additional $7.50 (I think that’s the price). So here is the link to their User Manual:

    I HAVE NEVER HEARD OF THE PROPERTY PRESERVATION INDUSTRY BEFORE SEEING YOUR AUCTION. HOW CAN I FIND ADDITIONAL CONTENT ABOUT THIS NICHE TO ADD TO THE WEBSITE IF I BUY IT?
    I will give you a list of between 50-100 potential article topics as well as links to the specific resources where you can find the supporting information. Also, I will give you a list of over 500 “long tail search terms” that I exported from Google Analytics that are exactly what your potential visitors are looking to learn about and hence, will make great article titles.
    Based on my experience with this website over the past couple years and by studying other successful internet business people, I have found that the best way to figure out what to write is simply to ASK THE CURRENT VISITORS WHAT THEY WOULD LIKE TO SEE.
    As I previously stated, I will give the winning bidder 10 original articles I previously wrote and if you just posted 1-2 of these articles each month you would be covered for at least 6 months. If you check the dates on the website’s blog you will notice the cobwebs that formed between my posts...
    I have been self-employed since around 1997 and one thing I have learned about myself is that I am an idea creator. I am great at creating ideas and pretty good at writing and researching those ideas. But I am NOT very good at implementing those ideas. In fact, I would probably fire myself since it takes me way too long to implement most of my ideas including the ones about content and monetization.
    And lastly, I will give you my previously researched ideas of other unique content that I thought of but never finished creating.
